Here are some more suggestions on how to become a “good buyer.”

  • Make a budget – in addition to your pre-approval you also need to take into account your monthly budget for your lifestyle and other expenses. What a lender says you can afford vs. what your personal budget says you can afford  can be very different. You don’t want to be house rich but cash poor! Read my earlier post on this for more details.
  • Select a real estate agent to help you Looking for a house on your own, or working with multiple agents simultaneously is a waste of your time and will not help you be an effective consumer. A REALTOR can save you TIME and MONEY, avoid problems, answer questions, and keep you informed on market conditions. Plus a REALTOR can represent YOUR INTERESTS in the transaction.
  • Do your home search – There are a number of ways for your to find the right home – use the Internet, your agent, newspaper, drive around, and attend open houses, etc. The more you look  the better educated you will become about the market and the type of home you like.

That’s it for now. Stay tuned for installment 3 tomorrow.
