More Advice for Buyers

forsale-and-sold-sign.gifGuess I have been in the mood to hand out advice – hope you don’t mind. And perhaps (as I intend) it is helpful.

I know the market in many areas has been slow, and buyers have been taking their time to look at everything they can. There’s nothing really wrong with that, unless you are just looking and wasting time, or are using that as an excuse to be non-decisive. But keep this scenario in mind.

Don’t dilly dally too much or you might miss out. And sometimes, even when you are doing everything right, you miss out. I have some new buyers, and we have looked at a bunch of homes this week. Many came off the list but some were of interest and one, in particular, came out on top today – clearly. They asked me to look at some comps for them (they were clearly thinking about an offer). While doing so, the status on the home they REALLY liked went PENDING. Just like that! Literally, a hour after I got home from showing them that property, while doing the analysis, the PENDING marker popped up. Obviously something was in process, but we had no way of knowing. Fortunately there are some other contenders.

The lesson? Just because the market has been slow does NOT mean some buyer won’t come along and snatch the perfect house out from under you. Even one that has been sitting on the market. You just never know. As I am fond of saying…when you snooze, you lose.
